The City of Dryden announced at the Jan. 17 open council meeting that two properties had been sold in the new subdivisions in North Dryden.
Council has entered into an Agreement for Offer to Purchase with Aeroterm Management Company for the sale of one parcel in the Norwill Subdivision and one property in the Centennial Business Park.
The developer is a company known as Real-Flex Business Parks.  Real-Flex is a Canadian company dedicated to developing, leasing and managing sustainable, affordable business parks that contribute to the success of tenants and increase the prosperity of the communities where they are located.
Both parcels are two acres in size, and the offers are in the amounts of $25,000 per acre in the Norwill Subdivision and $30,000 per acre in the Centennial Business Park.
Vicki Kurz, Economic Development Manager for the Dryden Development Corporation (DDC) says the DDC will begin joint marketing strategy outside of the city.
“We’re looking for new investment that’s looking for space to go into these,” says Kurz.
Real-Flex is proposing to develop an 18,000 square foot building in each of the subdivisions.
“The one in the commercial business park will be retail and the one in the industrial park is strictly industrial,” relays Kurz.
The buildings are designed with roof top solar panels that are designed to qualify under the Ontario Power Authority (OPA) Feed-In-Tariff program.
These Offers to Purchase have several conditions, including the developer securing approval to qualify under the OPA program and a contract with the OPA.  Kurz feels this will be a long process, but is hopeful that the process is more streamlined considering the amount of rooftop applications submitted to OPA.
The conditional period for these offers is five months after the acceptance date of the offers.  The offers include a five per cent deposit which is refundable to the purchaser should the conditions of the offer not be met.
